How this home loan EMI calculator works

Enter the amount you borrow, the annual interest rate, and the tenure in years. The calculator converts the rate to a monthly rate and the tenure to months, then uses the reducing-balance EMI formula.

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where r = annual rate ÷ 12 ÷ 100 and n = years × 12, rounded to the nearest month. Total payment is EMI × n, and total interest is total payment minus the loan amount.

Worked example: the sample inputs are ₹50,00,000 at 8.2% for 20 years. That is 240 months. The monthly rate is 8.2 ÷ 12 ÷ 100. The EMI is ₹42,446.5. Over 240 months you pay ₹1,01,87,158.91 in all, of which ₹51,87,158.91 is interest, more than the amount borrowed.

Stretching the same loan to 25 years lowers the EMI to ₹39,255.59 and raises the interest to ₹67,76,676.99. At 0% the EMI is the loan divided by the months, so ₹50,00,000 over 20 years is ₹20,833.33 with ₹0 interest. Enter the borrowed amount, not the house price. A down payment, processing fee, and insurance are not included. The circle fills when the EMI reaches ₹2,50,000. A larger EMI still shows in full.

How to read the result

  • Monthly EMI

The fixed instalment for each of the 240 months on a 20-year loan.

  • Total interest

EMI × months, minus the original loan. On the sample loan this is ₹51,87,158.91.

  • Total payment

Loan plus interest. ₹50,00,000 at 8.2% for 20 years comes to ₹1,01,87,158.91.

  • Zero interest

At 0% APR, EMI is the loan divided by the months, and interest is zero.

Frequently asked questions

  • How is home loan EMI calculated?

    Monthly rate r = annual interest rate ÷ 12 ÷ 100. Number of months n = tenure in years × 12, rounded to the nearest month. EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1). For ₹50,00,000 at 8.2% for 20 years, that is 240 months and an EMI of ₹42,446.5.

  • Why can the interest be more than the loan?

A long tenure keeps each EMI smaller and leaves a balance earning interest for many years. On ₹50,00,000 at 8.2% for 20 years, total interest is ₹51,87,158.91 and total payment is ₹1,01,87,158.91. The interest is larger than the ₹50,00,000 borrowed.

  • Does a longer tenure lower the EMI?

Yes, and it raises the interest. The same ₹50,00,000 at 8.2% for 25 years has an EMI of ₹39,255.59, down from ₹42,446.5 at 20 years, while interest rises from ₹51,87,158.91 to ₹67,76,676.99.

  • What happens if the interest rate is 0%?

With a 0% rate the monthly rate is zero, so EMI is the loan amount divided by the number of months. ₹50,00,000 over 20 years is ₹20,833.33 a month, and total interest is ₹0.

  • Should I enter the house price or the amount borrowed?

Enter only the amount you borrow. If the house costs ₹60,00,000 and you pay ₹10,00,000 upfront, the loan amount is ₹50,00,000. A down payment, processing fee, and insurance are not added by this page.

  • How are partial years turned into months?

Years are multiplied by 12 and rounded to the nearest month. 20 years is 240 months. 20.4 years is 244.8, which rounds to 245 months. A tenure of 0 or less is rejected.

  • Does this include prepayment or a change in rate?

No. The EMI stays fixed for every month of the rounded tenure at the single rate you type. An extra payment, a floating-rate change, or a part-prepayment is not applied.

  • What is a smaller home loan example?

₹20,00,000 at 8.2% for 10 years is 120 months, an EMI of ₹24,477.4, and interest of ₹9,37,287.4. ₹30,00,000 at 8.5% for 15 years is an EMI of ₹29,542.19 and interest of ₹23,17,593.61.

  • Why does the circle stop at ₹2,50,000?

The ring fills completely when the EMI reaches ₹2,50,000. The EMI number itself is not capped. A higher instalment still shows in full.

  • Is this a loan offer?

No. The figures are the reducing-balance EMI from the amount, rate, and tenure you enter. A lender’s schedule, fees, and taxes can differ. Career Bracket does not offer a home loan.
